Land & Development

From entitled site to stabilized asset.

Florida’s commercial real estate growth starts with land. We’ve represented developers, landowners, and institutional capital on entitled commercial sites, raw acreage, infill redevelopment, and ground-up commercial projects across Central Florida since 2010.

Land deals are the most variable transactions in CRE. Two adjacent parcels can trade at radically different prices based on zoning, entitlements, utility access, environmental conditions, and approved site plans. Our role is to surface those distinctions clearly — for buyers underwriting future value, and for sellers maximizing today’s value.

Rodrigo and Moana have firsthand commercial development experience from their own projects — which means we don’t just broker land, we understand the math, the timeline, and the risks of building on it.

Asset types we cover

Whether you’re acquiring, selling, leasing, or tenant-representing, we bring sub-specialty expertise to every land & development engagement:

  • Entitled commercial pads
  • Raw land & acreage
  • Infill redevelopment
  • Mixed-use development sites
  • Industrial & logistics land
  • Multifamily land
  • Subdivision & SFR land
  • Transit-oriented development

Our approach

For sellers, we package land for the right buyer — whether that’s an end-user developer, a land banker, or a build-to-suit operator. We identify the highest-and-best use and price the asset accordingly. For buyers, we provide due diligence support on zoning, environmental conditions, utility access, and entitlement risk.

For developers, our experience as owners of ground-up projects means we bring practical underwriting — not just brokerage. We’ve walked through every step of the cycle that our clients are about to walk through.

Central Florida land market insights

The I-4 corridor between Orlando and Tampa remains one of the most active land markets in the country — driven by industrial demand, BFR communities, multifamily development, and continued retail expansion. Osceola, Polk, and east Lake counties have emerged as the new growth fronts.

We track entitlement timelines, infrastructure investments, and zoning changes weekly — and apply that intelligence directly to deal underwriting.
