Most real estate brokers represent landlords — that’s where the listings sit. But tenants face their own complex set of decisions: location strategy, lease term, rent escalations, TI allowances, expansion rights, termination options, and the structure of common area expenses. Without a dedicated tenant advisor, those terms often get set by whoever happens to be representing the landlord.
We work only for the tenant — paid by the landlord, but accountable to you.

Every tenant engagement starts with strategy — not space tours. We work with you to define location requirements, operating cost targets, growth plans, and the lease terms that protect your business if things change. Then we go to market, including off-market opportunities through the SVN network.
Negotiation matters as much as site selection. We’ve negotiated terms that have saved tenant clients hundreds of thousands of dollars over the lease term — by structuring escalations, free rent, TI, and termination rights correctly from day one.

The post-2024 leasing environment has favored tenants in some asset classes (office, certain retail categories) and remained landlord-favored in others (industrial, prime retail). Knowing which lever to pull in which market is what separates a real tenant rep engagement from a generic search.
